These are the things that you need to check before showing your house to a potential buyer.




Signs Of Damp And Mold 

Damp is one of the main things that people will look out for when viewing a house because it can be very expensive to fix if the problem is serious. Nobody wants to take that risk when buying a house so even the slightest sign of damp or mold is enough to ruin your chances of making a sale. Before you show the house, check all of the walls, especially in corners and rooms that are not very well ventilated, and make sure that there are no damp spots on the wall. If there are, you need to dry the room out and make sure to clean off any spots of mold on the wall using a good quality mold cleaner. A little bit of excess moisture on the surface of the wall isn’t too much to worry about but if there is deeper set damp in the walls, you need to have repairs made before showing the house.



Broken Appliances 

Including kitchen appliances in the sale is a great bonus and it should help to attract more buyers. However, if those appliances don’t work properly, they’re just a burden because the buyer will have to get rid of them and replace them. That’s why you need to check them all over and make sure that they’re working properly. If there are any problems, call up an appliance repair technician and get them to take a look at it. People will check all of the small details when viewing a house so don’t think you can get away with leaving faulty appliances in the house.


Cracks 

Cracks are another warning sign that buyers will look out for because they can point to larger problems. Buyers make a judgment about the house as soon as they pull up outside, which is why curb appeal is so important. If there are cracks in the brickwork on the outside of the house, you need to repair them so their initial impression of the house is good. Check for cracks on the inside of the house as well because they can be a sign of foundation problems, so buyers will be on the lookout for them. Most of the time, small cracks aren’t anything to worry about, they just need to be filled in. But if there are a lot of large cracks, you should get a professional to look at them.

As long as you check for these problems and fix them before showing a buyer around your home, you have a much better chance of making a sale.
